Atlantis is a small incorporated city in Palm Beach County, built around a golf course, with larger lots, mature landscaping, and a housing stock that runs heavily toward barrel and flat concrete tile roofs, painted stucco and CBS walls, screened pool enclosures, and paver driveways. We work here constantly — it is not a city we visit occasionally. The combination of golf-course irrigation, heavy tree canopy, and older roof surfaces keeps us busy year-round, and the results show on the properties we maintain.
Irrigation rust is the most common and most mishandled staining problem in Atlantis. It shows up as an orange or rust-brown fan spreading out from a sprinkler head across a driveway, walkway, or wall. On a light-colored paver driveway it is immediately visible. On stucco it runs in streaks from the base of the wall upward. On screen framing it leaves a brown film that looks like dirt but does not wash off.
The stain is iron — dissolved in the irrigation water and deposited on the surface every time the system runs. Pressure washing does not remove it. Bleach does not remove it. The only thing that removes iron staining is a chemical treatment specific to iron, applied at the right concentration and allowed to dwell long enough to break the bond between the iron and the surface.
The wrong treatment makes it worse. Applying an oxidizing cleaner to iron staining — which is what most general-purpose pressure washing chemicals are — can set the stain permanently by driving the iron deeper into the pores of the concrete or paver. We identify the stain type before we quote the treatment. If it is irrigation rust, we treat it as irrigation rust. If it is organic staining from tree debris, we treat that differently. The two look similar and require different chemistry.
Most roofs in Atlantis are barrel or flat concrete tile, and a significant number are original to the home — installed in the 1970s through the 1990s. Older concrete tile has a more porous surface than modern product, which means algae gets a better foothold and the staining goes deeper. It still comes off with soft washing, but it takes longer to treat than a newer roof.
Pressure washing a tile roof is the fastest way to shorten it. High pressure breaks the surface glaze on concrete tile, lifts the color coat, and on older tile can crack the body of the tile itself. Once that surface is gone it does not come back, and the roof degrades faster from that point forward.
We use low pressure and a cleaning solution that kills the algae at the root. The solution dwells, the organism dies, and the roof rinses clean. On a well-maintained roof the result lasts eighteen to twenty-four months on concrete tile, depending on canopy cover and irrigation exposure. A roof on a golf-course lot with heavy irrigation nearby runs faster than one on a drier interior lot.
We do not offer pressure washing as an alternative on roofs. It is not a cost option. It is a method that damages the surface, and we will not do it.
Paver driveways are common in Atlantis, and they present two distinct cleaning problems: organic staining from tree debris and algae, and irrigation rust from the sprinkler system. The organic staining comes off with a standard pressure wash using a rotary surface cleaner. The rust does not — it needs a separate chemical treatment before or after the pressure wash, depending on the severity.
A rotary surface cleaner is the only way to get an even finish on a flat paver or concrete drive. A wand held freehand leaves striping that stays visible for two years. We use surface cleaners on every driveway job.
On sealing, we will say what most companies will not. Sealer earns its money on pavers — it holds joint sand through storm season, blocks tannin and organic staining from soaking into the joint, and makes the next cleaning easier. On plain concrete it is cosmetic, it has to be maintained, and applied to a damp or uncured surface it will cloud. We tell you which category your driveway falls into before we quote it.
Joint sand comes out during cleaning — that is physics, not damage. We tell you before we start whether re-sanding is included or priced separately, and we do not leave a job with open joints.
Almost every home in Atlantis has a screened pool enclosure, and the enclosures here accumulate two types of buildup that are worth distinguishing. The screening and frame collect a biofilm of algae and mildew that cuts light and airflow long before anyone would call it dirty. The frame also accumulates irrigation rust — the same orange-brown staining that appears on the driveway, deposited by overspray from the irrigation system running along the perimeter of the property.
We clean the cage frame and screening as part of the same job. Aluminum frame oxidizes into a chalky gray film over time, and on a property with heavy irrigation the process is faster. The rust on the frame needs the same chemical treatment as the rust on the driveway — pressure alone will not remove it.
Pool decks in Atlantis are typically Kool Deck, travertine, or pavers. Kool Deck is the one people destroy. It is a thin textured topping and pressure lifts it off in sheets, so it gets soft washed, full stop. Travertine and pavers clean well with a surface cleaner at the right pressure setting. On a golf-course lot where the deck is in the irrigation zone, the deck may also have rust staining that needs chemical treatment before the pressure wash.
Almost every house in Atlantis is CBS block with a stucco finish and a painted exterior. That gets soft washed — low pressure, cleaning solution, rinse. High pressure on stucco drives water behind the finish, and you find out six months later when the paint blisters and a section of wall lets go.
What we watch on an Atlantis house wash: irrigation rust on the lower courses of the wall, which is almost universal on golf-course lots with perimeter irrigation; soffit vents, because water driven up into a vent ends up in the attic; light fixtures, outlets, and A/C disconnects on the exterior wall; and older aluminum window frames, which leak if you push water at them at the wrong angle.
The street-facing wall usually looks acceptable. The wall facing the golf course or the back of the property, the wall behind the enclosure, and the narrow side of the house between the fence and the neighbor's property are where the real work is. We do not skip those walls.
Atlantis has been planting trees since the 1950s, and the older lots carry live oaks, slash pines, and palms that have been growing for decades. A roof under a mature live oak gets shade from mid-morning onward, which means it never fully dries. Slash pine drops needles that pack into valleys and gutters and hold moisture against the deck. Palms drop fronds and seed pods that mat together on pool decks and in gutters.
Packed pine needles are the worst of it. They compress into a felt-like mat that holds moisture against the fascia and the deck edge, and they do not come out with a blower. They have to be pulled. We clear gutters by hand where the debris is packed.
Organic debris from tree drop also contributes to the staining on driveways and pool decks. Tannin from oak leaves and seed pods soaks into paver joints and concrete over time, leaving a dark staining that is different from algae and different from rust. It responds to a different chemical treatment. We identify what we are looking at before we start.
Atlantis is a small incorporated city, and the properties here are visible to each other. A roof that has not been cleaned in three years, a driveway with orange rust fans spreading from every sprinkler head, or a screen enclosure with a brown film on the frame — these things are noticed by neighbors, by HOA management, and by anyone driving through.
The market here is active, and a property that looks maintained holds its value differently than one that does not. Most of the homeowners we work with in Atlantis are on a regular schedule — not because they have to be, but because they have seen what happens to a property that falls behind.

Sidewalks and swales in Atlantis accumulate the same organic staining and algae growth as driveways, and on a golf-course lot they also pick up irrigation overspray from the course-side irrigation system. A clean driveway with a green or rust-stained swale in front of it still looks neglected.
We clean sidewalks and swales with a surface cleaner at the appropriate pressure for the surface type. On concrete that has not been cleaned in several years, the first cleaning takes longer — the staining is deeper and the surface needs more dwell time. Subsequent cleanings on a regular schedule are faster.
Rust on a sidewalk or swale is treated the same way as rust on a driveway — chemical treatment first, then pressure wash. We do not skip the chemical step because it is inconvenient.
Gutters on Atlantis homes fill faster than in neighborhoods with less canopy. Slash pine needles pack into gutters and valleys and hold water against the deck. Palm fronds and seed pods mat together and do not blow out. Live oak drops small leaves and catkins that compress into a layer that blocks flow.
We clear gutters by hand where the debris is packed, not just blown from the roof. Gutter faces — the exterior of the gutter channel — streak with algae the same way a roof does, and for the same reason. We clean the face as part of the job.
Downspouts that are blocked by packed debris back up during heavy rain and overflow at the fascia. On a stucco wall, that overflow runs down the wall and feeds the mildew growth on the lower courses. Clearing the downspout is part of the gutter job.

October through December is the right window for most Atlantis properties. Dry season is starting, the overnight humidity drops, and a surface cleaned in November stays clean longer than one cleaned in August. Irrigation rust is the exception — it builds year-round and can be treated any time.
On concrete tile, plan on roughly eighteen to twenty-four months between roof cleanings. A roof on a golf-course lot with heavy nearby irrigation runs toward the shorter end of that range. Driveways and pool decks go annually, or more often on lots with heavy pine or oak canopy.
