Jupiter is three cleaning problems wearing one name — coastal salt, built-out center of town, and Jupiter Farms. We know which one you live in.
Jupiter is the northernmost town in Palm Beach County, and it is three cleaning problems wearing one name. There is the coastal side — the beachfront, the inlet, the Loxahatchee River and the Intracoastal frontage — where salt air drives the wear. There is the built-out center of town, from Abacoa out to The Bluffs, all barrel tile, painted stucco, brick pavers and aluminum pool cages. And west of Florida's Turnpike there is Jupiter Farms, where lots run to acres, the water comes out of a private well, and the driveway may not be concrete at all. A crew that treats all three the same way does a mediocre job on at least two.
We soft wash at low pressure, which cleans without cracking tile, stripping paint or etching concrete, and we change the chemistry and the rinse depending on which Jupiter you live in. The black streaking on a Jupiter roof is Gloeocapsa magma, a cyanobacteria rather than mold or dirt. It arrives airborne, settles on a roof that stays damp, and feeds on the limestone filler in shingle and the porous surface of concrete tile. Three things about Jupiter speed it up, and they are not the three that would be true twenty miles inland.
Salt film. Within a mile or so of the ocean and the inlet, everything outdoors carries a thin salt deposit. Salt is hygroscopic — it pulls moisture out of the air and holds it. A salted tile roof stays damp longer after rain and after a heavy dew than the identical roof inland, and damp is the whole growth condition. Same tile, same sun, shorter cycle.
Water on three sides. Jupiter is cut through by the Loxahatchee River, the Intracoastal and the inlet, and platted around a great many lakes and preserve edges besides. Water frontage is why people buy here. It is also a nightly humidity source held against the roof planes facing it. The slope facing the water streaks first, every time — in Pennock Point and Riverside on the Loxahatchee as reliably as on the Intracoastal. Walk your street and you will see the pattern before you finish the block.
Coastal canopy. Sea grape is the signature plant of the Jupiter shoreline, and a mature one runs thirty-five to fifty feet with heavy, slow-decomposing leaves. That litter is coarse enough to sit in a tile pan rather than blow off, and shaded tile under trapped litter never dries.
Pressure on concrete tile breaks the surface glaze, lifts the color coat and drives water under the flashing. We do not use it on roofs. Once a tile roof has been blasted you are calling a roofer, not a cleaner.
Protection happens first, not as cleanup afterward. Where the home has gutters, the solution is captured at the downspout into collection bags so it never reaches the beds. Where there are none — common on the older coastal cottages and plenty of Jupiter Farms builds — we tarp and a ground technician wets everything down: plants, walls, windows, anywhere wind could carry the mist. Hibiscus, bougainvillea and orchids get tarped either way.
On waterfront lots we work with the sea breeze rather than against it, because it carries drift further than an inland breeze. Mangroves are a separate matter. They are protected, and shoreline plantings get treated as a hard boundary — tarped, wetted, rinsed away from rather than toward. If your lot ends in mangrove fringe, say so when you call, so the rinse direction is planned before we are on site.
Everyone in Jupiter knows the ocean air is hard on cars. Almost nobody is told what it does to a screen enclosure, which after the roof is the most expensive exterior asset on most properties. Salt settles on the aluminum frame and stays there, drawing moisture out of the air into the microscopic cracks in the factory coating. That damp salt film is an electrolyte. Now look at what the frame is fastened with. Older cages were assembled with plated steel screws, and steel touching aluminum across an electrolyte is a galvanic cell. The steel is the sacrificial half, and it corrodes fast.
You can see it from your patio without a ladder. Look at the underside of the horizontal frame members, below each screw head. The orange tear-streak running down from a fastener is not the aluminum rusting — aluminum does not rust. It is iron oxide bleeding out of a corroding screw, and it is the earliest reliable sign the cage is losing its fasteners, years before a panel lets go. The chalky white film is the other symptom: aluminum oxidizing where the coating has failed, which is what makes an older cage look gray however recently it was hosed off.
Washing helps, because it strips the salt film before it concentrates and works into the coating. What washing cannot do is reverse corrosion already under the coating, and we will not pretend otherwise. If we find rust bleed at multiple fasteners we will show you where, treat the staining, and tell you plainly that this is a cage repair conversation and not a cleaning one. We will not seal over active corrosion: that traps moisture underneath and accelerates the exact thing you were trying to stop.
Brick pavers are on nearly every build from the late 1990s forward — most of Abacoa, most of the gated communities, most of the estate tier. They clean beautifully on a rotary surface cleaner, and the joint sand comes out with the dirt. That is physics, not damage. We tell you before we start whether re-sanding is in your quote or priced separately, so it is never a surprise.
Poured concrete on the older builds also wants a rotary surface cleaner, which gives an even finish instead of the zebra striping a wand leaves. Anyone cleaning your driveway freehand is leaving you stripes you will look at for two years.
Travertine and marble turn up on the waterfront estates and pool decks in Admirals Cove and Jonathan's Landing. Soft, acid-sensitive, easy to ruin. Neutral-pH clean, never an acid wash, never high pressure.
Shell rock, millings and unpaved drives are a Jupiter Farms reality, and they are not a pressure washing surface at all. The surface is loose aggregate; pressure moves it around and cuts channels you will have to rake back. Out there we clean the concrete apron, the slab in front of the barn, equipment pads and walkways. Well-water iron staining is the other Jupiter Farms constant — the orange arc across stucco, walls and concrete wherever an irrigation head throws. It is quoted on its own line, because chlorine will not touch it and pressure etches the concrete while leaving the stain. If the source is a sprinkler head, the stain returns until that head is adjusted or shielded. We will show you which one it is.
Sealing is a separate conversation. It has to go down on a fully dry, fully cured surface, and on an oceanfront lot you watch the wind as well as the forecast: salt spray landing on curing sealer is a defect you cannot buff out.

Most of Jupiter is concrete block with a painted stucco finish, and stucco gets soft washed: low pressure, cleaning solution, rinse. High pressure forces water behind the finish and you learn about it six months later when the paint blisters. We do not do it, and neither should anyone else.
What we watch for: soffit vents, because water driven up into a vent ends up in the attic; light fixtures, outlets and the low-voltage landscape lighting on nearly every coastal property; and the north and east elevations, where the mildew lives. The street-facing wall usually looks fine. The shaded side and the wall behind the pool cage are the green ones.
On the coastal side there is one more: hardware. Hinges, hurricane shutter tracks, railing anchors and gate latches within sight of the water are already fighting salt, so they get a fresh-water rinse rather than solution left to dry on them.
Abacoa is its own case. Built to new-urbanist principles from the late 1990s onward, it puts homes close together, with deep porches and painted trim a production crew blows past, and side yards too narrow to work a wand in.
The cage is why the deck looks the way it does. Screen cuts airflow and holds humidity, so the deck grows a thin biofilm that is slick before it is visibly dirty. If your deck is slippery after rain, that is algae, and it is a fall risk rather than a cosmetic problem.
Jupiter pool decks come in Kool Deck, pavers, travertine and stamped concrete. Kool Deck is the one people wreck. It is a thin textured topping over the slab, and pressure blows it off in sheets, exposing gray concrete you cannot put back. It gets soft washed, full stop. We clean the screen mesh as well as the frame, because mesh holds a biofilm that cuts light and airflow long before it reads as dirt, and on a waterfront lot it carries salt.
The Town of Jupiter's code compliance division enforces exterior building maintenance — structures kept watertight, weatherproof and in good repair — and separately enforces fence and free-standing wall maintenance, including discoloration. In practice, most Jupiter homeowners hear about a dirty roof or a green wall from their association long before the town. That letter arrives first, and it usually carries a fixed window to correct.

Swales are the drainage cut between sidewalk and street. They collect silt, they grow, and they are the first thing a drive-by inspection notices. Out in Jupiter Farms much of the drainage network is maintained by the South Indian River Water Control District rather than a municipality, but the question at the property line is the same one.

Admirals Cove, Jonathan's Landing, Pennock Point, Jupiter Yacht Club, the Loxahatchee frontage and the Intracoastal properties are not expensive inland houses with a better view. Salt changes what the job requires, and this is the work that makes Jupiter different from every other city we serve.
Fresh-water rinse is not optional, it is the job. On an inland house the rinse removes cleaning solution. On a waterfront house it also removes salt — and if you clean an estate elevation and leave without a thorough flush of hardware, railings, glass and frames, you have left concentrated salt on surfaces just stripped of their protective film. That is worse than not cleaning.
Docks and seawalls are their own surfaces. Dock decking, wood or composite, grows a biofilm at the waterline that is genuinely dangerous underfoot. Seawall caps stain from the water side, and lifts, pilings and cleats are all metal in salt air. The rinse has to be managed so what comes off the dock is not going straight into the water beside it — a planning question before a cleaning one.
Glass and railings show salt first. Frameless glass rail facing the Intracoastal hazes within weeks, and stainless cable railing spots. These are not neglected properties. They are properties in a harsher environment than their owners were told about.
Beachfront lots have a regulatory wrinkle. Palm Beach County's beachfront lighting requirements for sea turtle protection, administered by County Environmental Resources Management under the Unified Land Development Code, apply in the designated protection zones, and Jupiter's beachfront is included. Nesting season runs March into October. So on a beachfront property in season we do not run bright temporary work lighting toward the beach, and we schedule so the work finishes in daylight. It is not a rule most cleaning companies have read. It is one you would rather we knew.
Access and discretion. Estate work here means guard-gate coordination, a crew that arrives when it said it would, and working around the staff already on site.
Indiantown Road is the spine of Jupiter's commercial work, carrying plazas and medical offices from the Turnpike and I-95 interchanges east to US-1. US-1 and Alternate A1A hold their own retail and office inventory, Center Street is a working corridor the town is planning around, and the Harbourside Place area at the Intracoastal is a different animal — waterfront, high foot traffic, salt on everything. We schedule after hours, or on a standing semiannual schedule. A waterfront plaza's railings and light poles are on the same salt clock as a homeowner's pool cage.
Sports courts at community clubhouses are their own job. A tennis, pickleball or basketball court is an acrylic coating over a slab, and the coating is the entire asset — high pressure lifts it. Courts want soft washing every six months here, and algae on a court is a traction question, not a looks question.
Post-construction covers the dust, mortar splatter and adhesive a builder's final clean does not touch. Gutters under a sea grape canopy fill faster than anyone expects.

One note on geography, because it is worth getting right. Tequesta is a separate incorporated village, not a Jupiter neighborhood — incorporated in 1957, north across the Loxahatchee. Jupiter Inlet Colony is its own town, at the south tip of Jupiter Island. We serve both, plus Jupiter Island and Juno Beach. We just do not pretend they are Jupiter.

October through December is the right window for most Jupiter properties. Dry season is starting, the surface stays clean longer, and on the beachfront it puts the work outside sea turtle nesting season.
On tile in this part of the county, roofs run roughly every eighteen to twenty-four months. Within a mile of the ocean or the inlet, and on any slope facing water, plan closer to twelve to eighteen. Driveways and pool decks go annually, or every six months under heavy canopy. Screen enclosures near the water are worth doing twice a year, because on a cage the cleaning is corrosion prevention rather than cosmetics. Sports courts, every six months.
Jupiter Farms runs on its own clock. Barn roofs, equipment pads and outbuildings are best done in the dry months when the ground will carry a truck, and rust treatment is worth timing for after you have adjusted the irrigation, not before.
