Wellington's Surfaces Need Special Attention

Wellington's mix of equestrian estates, gated communities, and newer subdivisions means a wide variety of surfaces — barrel tile and flat roofs, paver driveways and pool decks, painted stucco walls, and screen enclosures. The combination of South Florida humidity, afternoon rain, and organic debris from the surrounding landscape means algae, mold, and mildew build up fast. We use a low-pressure soft-wash method that cleans without cracking tiles, stripping paint, or etching concrete.

Why Wellington roofs get dirty faster than the house next door

That black streaking on a Wellington roof is Gloeocapsa magma, a cyanobacteria rather than mould or dirt. It arrives airborne, lands on a roof that stays damp, and feeds on the limestone filler in shingle and on the porous surface of concrete tile. Three things about Wellington accelerate it.

Standing water and preserve frontage. A large share of the village was platted around lakes and preserve areas. Those lakes are an amenity, and they also hold overnight humidity against the roof planes that face them. Those are the slopes that streak first, and if you look down your own street you will notice the pattern.

Canopy. The older non-gated sections carry thirty years of live oak and black olive growth over them, and shaded tile never fully dries. Black olive is worse than shade alone, because the fruit drops and leaves a rust-brown stain on concrete and pavers that most homeowners assume is permanent. It is not, but it does not come off with pressure.

Roof pitch and tile type. Concrete barrel and S-tile hold moisture in the pan that a shingle roof sheds. It is a better roof in a hurricane and a worse one for algae.

We treat with a low-pressure application and let the chemistry do the work. Pressure on concrete tile breaks the surface glaze, lifts the colour coat and drives water under the flashing. Once tile has been walked wrong or blasted you are calling a roofer rather than a cleaner.

Your landscaping is protected before we start, not after

How we protect it depends on the house. Where there are gutters, the solution is captured at the downspout into collection bags, so it never reaches the beds. Where there are not, we tarp the property and a ground technician wets everything down, plants, walls, windows, anywhere wind could carry the mist.

Flowering plants get tarped either way. Hibiscus, bougainvillea and orchids are sensitive enough that we cover them even when gutters would have handled the runoff.

While the roof is being washed the ground technician stays on the ground, working ahead of the drift. That is the whole reason there are two of us on a roof job.

Iron staining, the Wellington problem nobody warns you about

If your irrigation runs off a well, you have iron in your water. Wellington has a great deal of well irrigation, and the result is the orange arc sprayed across stucco, driveways, garage doors and privacy walls wherever a head throws against the house.

This is a chemistry problem rather than a cleaning problem. Chlorine will not touch it, and pressure will etch the concrete around it and leave the stain behind, so you end up with a clean driveway with a bright orange stripe and a wand mark through it.

Rust removal is quoted on its own line rather than folded into a house wash. It takes an oxalic or specialised acid treatment, correctly diluted, correctly neutralised, and rinsed away from the landscaping. One thing worth knowing up front: if the source is an irrigation head throwing against the house, the stain comes back until that head is adjusted or shielded. We will show you which one it is.

Driveways, pavers and sealing

Wellington driveways are mostly one of three things, and each wants different handling.

Concrete, on the older 1990s builds, cleans on a rotary surface cleaner, which gives an even finish instead of the zebra striping a wand leaves. Anyone cleaning your driveway freehand with a wand is leaving you stripes you will see for two years.

Brick pavers are on nearly every 2000s build and most of the estate homes. They clean beautifully, and the joint sand comes out with the dirt. That is physics, not damage. We tell you before we start whether re-sanding is part of your quote or priced separately, so it is never a surprise at the end.

Travertine and marble turn up on the estate tier. They are acid-sensitive, soft and easy to ruin, so they get a neutral-pH clean, never an acid wash and never high pressure.

Sealing is a separate conversation from cleaning. A sealed paver driveway holds its colour, resists the black olive and oak tannin staining, and keeps joint sand in place through storm season. It has to go down on a fully dry, fully cured surface, which in South Florida means watching the forecast rather than the calendar.

House washing

Stucco with an elastomeric or acrylic finish, which is most of Wellington, gets soft washed. Low pressure, cleaning solution, rinse. High pressure on stucco forces water behind the finish and you find out about it six months later when the paint blisters.

What we watch for on a Wellington house wash: soffit vents, because water driven up into a vent ends up in the attic; light fixtures and outlets; screen enclosures; and the north and east walls where the mildew actually lives. The street-facing wall usually looks fine. It is the shaded side and the wall behind the pool cage that is green.

Pool decks, patios and screen enclosures

Almost every Wellington home has a cage, and the cage is why pool decks look the way they do. Screen enclosures cut airflow and hold moisture, so the deck grows a thin biofilm that is slick before it is visibly dirty. If your deck is slippery after rain, that is algae, and it is a fall risk.

Pool decks here come in Kool Deck, pavers, travertine and stamped concrete. Kool Deck is the one people wreck. It is a thin textured topping and pressure blows it off in sheets, so it gets soft washed, full stop.

We clean the cage frame and the screens as well. Aluminum frame oxidises into a chalky grey film and screens hold a biofilm that cuts light and airflow long before it looks like dirt.

Sidewalks and swales

Wellington's sidewalk network is one of the reasons people live here, and the village takes property maintenance seriously. In practice, though, most Wellington homeowners hear about a dirty sidewalk or driveway from their association long before they hear anything from the village. With exterior cleaning written into a great many Wellington covenants, the association letter is the one that shows up first, and it usually carries a fixed window to correct.

Swales are the drainage cut between sidewalk and street. They collect silt, they grow, and they are the first thing a drive-by inspection notices.

Equestrian and estate properties

Wellington International runs the Winter Equestrian Festival from January into March, and the village's population and traffic reflect it. If your property is in Grand Prix Village, Mallet Hill, Palm Beach Polo or the Equestrian Club, or you manage a barn on Equestrian Club Drive, the practical scheduling window is October through December. Nobody wants a wash crew on the property in February.

Equestrian work has its own requirements. Barn roofs, concrete aisles, wash racks and stall fronts need the chemistry chosen with horses in mind and the rinse handled so that nothing ends up in a paddock or a water trough. Aisle concrete stains differently than a driveway does.

Commercial, sports courts and post-construction

Wellington's plazas and medical offices along Forest Hill, Wellington Trace and State Road 7, plus HOA clubhouses and common areas. Scheduled after hours so the lot is empty and nothing is dripping near a customer, or on a standing semiannual schedule so it is handled without anyone having to remember to call.

Sports courts at community clubhouses are their own job. A tennis, pickleball or basketball court is an acrylic coating over a slab and the coating is the entire asset, so high pressure lifts it. Courts want soft washing about every six months here, and algae on a court is a traction and liability question rather than a looks question.

Post-construction covers new builds and renovations: the film of dust, mortar splatter and adhesive that a builder's final clean does not touch. Window cleaning and gutters round out the exterior, and gutters under a black olive canopy fill faster than anyone expects.

When to schedule

October through December is the right window for most Wellington properties. Dry season is starting, the surface stays clean longer, and you are ahead of both the holidays and equestrian season.

On tile in this part of the county, roofs run roughly every eighteen to twenty-four months. Lakefront and heavily shaded lots run closer to twelve to eighteen. Driveways and pool decks go annually, or every six months under heavy canopy. Sports courts, every six months.
