Why Delray Beach roofs get dirty faster than the house next door

The black streaking on a Delray roof is Gloeocapsa magma, a cyanobacteria rather than mold or dirt. It arrives airborne, settles on a roof that stays damp, and feeds on the limestone filler in shingle and on the porous surface of concrete tile. Three Delray-specific things speed it up.

Water on both sides. Delray sits between the Atlantic and a chain of lakes and canals. Barrier island and Intracoastal-front roofs carry a salt film that holds moisture against the tile long after an inland roof has dried. Out west, the lake-platted communities do the same with fresh water. Either way, the roof plane facing the water streaks first.

Canopy, and the specific trees. Lake Ida, Osceola Park and the older Swinton Avenue blocks sit under decades of live oak and black olive. On the island you get sea grape, ficus and gumbo limbo instead. Sea grape is the one homeowners underestimate. UF/IFAS calls its fruit and its large, slowly decomposing leaves a litter problem, and that litter sits wet in a tile valley or on a paver walk and leaves a purple-brown tannin mark that outlasts the leaf.

Tile in the pan. Concrete barrel and S-tile hold water that a shingle roof sheds. Better roof in a hurricane, worse one for algae, and it is on most of the west Delray country club stock.

We treat at low pressure and let the chemistry work. Pressure on concrete tile breaks the surface glaze, lifts the color coat and drives water under the flashing. Once tile has been walked wrong or blasted, you are calling a roofer instead of a cleaner.

Your landscaping is handled before anything is applied, not after

The method depends on the house. Where there are gutters, the solution is captured at the downspout into collection bags, so it never reaches the beds. Where there are none, which is much of the older east-side stock, we tarp and a ground technician wets everything down first: plants, walls, windows, anywhere wind can carry mist.

Flowering and salt-stressed plants get tarped either way: hibiscus, bougainvillea, orchids, and any new dune or foundation planting on the island.

While the roof is being washed, the ground technician stays on the ground, working ahead of the drift. That is the entire reason there are two of us on a roof job.

The Delray problem nobody warns you about: cleaning is maintenance until it isn't

Delray Beach has five locally designated historic districts: Old School Square, Del-Ida Park, Marina, Nassau Park and West Settlers. Together they cover a large share of the walkable blocks around Swinton Avenue, East Atlantic Avenue, the marina, and the Nassau Park cottages on the island.

Here is what matters to you. Under the city's historic preservation rules, exterior alterations, additions, demolition and exterior paint color changes all require a Certificate of Appropriateness. General maintenance does not. Washing your house is general maintenance. You do not need a COA to have your walls cleaned.

That is only true while it stays a cleaning. The Old School Square district alone runs about 176 structures dating from 1902 to 1945, roughly 45 percent of them frame vernacular and another 21 percent masonry vernacular. Frame vernacular means wood siding, often original, carrying eight decades of paint. Put a 3,000 PSI wand on that and you will not clean it, you will strip it. Now you have half-bare siding, you need to repaint, and the moment you are choosing a color you are in front of the city with an application, on their calendar rather than yours.

That is the trap. A bad wash on a Delray historic property converts a same-week maintenance job into a permitted exterior alteration. We soft wash these houses at low pressure and let the chemistry work. We do not put a wand on original wood and we do not lift paint, which is also the short answer on any pre-1978 coating.

Driveways, pavers and sealing

Delray driveways sort by era, and the eras here are unusually far apart.

Concrete, on the 1950s and 1960s CBS ranch stock through Lake Ida, Dell Park and Plumosa Park, and on the 1970s villa communities out west. It cleans on a rotary surface cleaner, which gives an even finish instead of the zebra striping a wand leaves. Anyone cleaning your driveway freehand with a wand is leaving you stripes you will look at for two years.

Brick pavers, on nearly everything from the 1990s forward: Polo Trace, Hammock Reserve, Saturnia Isles, Seven Bridges, Mizner Country Club, Addison Reserve. They clean beautifully and the joint sand comes out with the dirt. That is physics, not damage. We tell you before we start whether re-sanding is in your quote or priced separately, so it is never a surprise at the end.

Chattahoochee and exposed aggregate, on original 1960s and 1970s drives and walks on the older east side. The stone is held by a thin resin or cement matrix and high pressure blows it loose. Low pressure and chemistry, or it is ruined. Travertine and marble, on the island and the estate tier, are soft and acid-sensitive: neutral-pH clean, never an acid wash, never high pressure.

Sealing is a separate conversation from cleaning. A sealed paver drive holds color, resists tannin staining from sea grape, ficus and black olive, and keeps joint sand in place through storm season. It has to go down on a fully dry, fully cured surface, which here means watching the forecast rather than the calendar.

Delray's wall construction changes as you drive west, and so does the method.

Painted stucco over CBS covers the bulk of the city, from the 1950s ranches through every 55+ villa community and every country club build. It gets soft washed. Low pressure, cleaning solution, rinse. High pressure on stucco forces water behind the finish, and you learn about it six months later when the paint blisters off in sheets. Wood frame, in the historic districts and on older island lots, gets the gentlest version of that.

Then the salt-side difference. Within a few blocks of the ocean, airborne chloride settles on everything. On concrete and stucco it works inward toward the reinforcing steel, and rusting steel expands and pushes the surface off from behind. That is spalling, and it is why oceanfront balcony edges and column faces fail before anything else on a building. Cleaning is not a structural repair and we will never tell you it is. What a regular fresh-water wash does is take the salt film off before it has years to work.

What we watch on any Delray house wash: soffit vents, because water driven up into a vent ends up in the attic; light fixtures and outlets; and the north and east elevations, where the mildew actually lives. The street face usually looks fine. It is the shaded wall and the wall behind the pool cage that is green.

Pool decks, patios and screen enclosures

Nearly every single-family home here has a cage or lanai, and the cage is why the deck looks the way it does. A screen enclosure cuts airflow and holds moisture, so the deck grows a thin biofilm that is slick well before it looks dirty. If your deck is slippery after rain, that is algae, and it is a fall risk. In a 55+ community it is the fall risk, and the most common reason a board calls us.

Pool decks here run to Kool Deck, pavers, travertine and stamped concrete. Kool Deck is the one people wreck. It is a thin textured topping, pressure takes it off in sheets, and it is on a great many of the 1970s and 1980s pools out west. It gets soft washed, full stop.

We clean cage frames and screens too. Aluminum oxidizes into a chalky gray film, and on the island salt drives that faster and works on the fasteners besides.

Sidewalks, swales and the letter that gets there first

Delray takes property appearance seriously, and code enforcement does write on mildewed walls and unmaintained walks. In practice most Delray homeowners hear about it from their association long before the city, and out west that is nearly universal. Exterior maintenance is written into the covenants of essentially every planned community from Rainberry Bay to Seven Bridges, and the association letter arrives first with a fixed window to correct.

The two Delrays, and why one company should handle both

This is the thing that is true about Delray Beach and no other city we serve.

Drive east on Atlantic Avenue and you are in a walkable downtown of restaurants, awnings, sidewalk cafés and 1920s buildings running out to the beach. Cross back over I-95 and within ten minutes you are in one of the densest concentrations of 55+ housing in Florida. Kings Point alone is roughly 7,200 condominium units built between 1973 and 1985; Villages of Oriole runs to something over 13,000 homes. Add Huntington Pointe, Palm Greens, Las Verdes, Lakes of Delray, High Point, Coco Wood Lakes and Rainberry Bay and the count runs well past 25,000 units on that side of the interstate.

These are opposite businesses. Downtown and the island is homeowner work and small commercial: one building, one owner, tight access, often a historic district, scheduled around a season that fills the street from November through April. West of I-95 is association work: a board, a property manager, a budget cycle, and forty buildings that all need the same thing on the same rotation. Associations do not buy exterior cleaning as an emergency. They buy it on a standing contract, priced per building, scheduled a year out, with a certificate of insurance on file before the truck moves.

The reason to use one company for both is boring and practical. If you sit on a board out west and also own a house near the beach, or you manage a plaza on Linton and a condo community on Military Trail, you get one number, one insurance certificate, one schedule, and a crew that knows the difference between Kool Deck and travertine before it arrives.

Commercial, sports courts and post-construction

East Atlantic Avenue is the densest and most demanding commercial cleaning market in the city. Patios, awnings, sidewalk café areas and building fronts sit in continuous use, and a permitted sidewalk café is public right-of-way you are responsible for keeping presentable.

Two things there differ from residential. Scheduling: after close, before delivery, dry and reset by service. And chemistry: a restaurant patio is not a dirty driveway. It is grease and food traffic layered over the same algae everyone else has, and degreasing has to happen alongside the biological clean or you lift the green and leave a grease shadow in the exact shape of the patio. Awning fabric is its own job, soft washed at low pressure, because a wand puts holes in vinyl-coated fabric and nobody notices until the next rain.

Beyond the Avenue: Pineapple Grove, the Federal Highway corridor, plazas and medical offices along Linton Boulevard, Congress Avenue and Military Trail, Delray Marketplace out west, and clubhouses and common areas throughout. Scheduled after hours, or on a standing semiannual rotation so nobody has to remember to call.

Sports courts are a real category here. The city's own Tennis Center runs 14 clay courts, 4 hard courts and 8 pickleball courts, and virtually every country club and 55+ community west of I-95 has courts of its own. A hard or pickleball court is an acrylic coating over a slab and the coating is the entire asset, so high pressure lifts it. Courts want soft washing about every six months, and algae on a court is a traction question rather than a looks question. Shuffleboard and bocce are the same conversation.

When to schedule

Delray's two halves want two different windows.

For association and condo work west of I-95, it is late summer into early fall. Boards approve in spring, work happens August through October, and the community looks right when the seasonal residents come back in November. Booking a 40-building rotation in January is booking it for next year.

Downtown, the island and Atlantic Avenue commercial run the opposite way. High season fills those blocks from roughly November through April, so the window for anything disruptive is May through October, worked around the afternoon rain. Restaurant and retail exteriors are done overnight year round.

On cycles: concrete tile roofs here run every eighteen to twenty-four months. Barrier island, Intracoastal-front and heavily shaded lots run closer to twelve to eighteen. Driveways and pool decks go annually, or every six months under heavy canopy or inside a cage. Courts, every six months.

No. Delray requires a COA for exterior alterations, additions, demolition and exterior paint color changes. Cleaning is general maintenance. What to avoid is a wash aggressive enough to strip paint off original siding, because then you have to repaint, and choosing a color is what puts you in front of the city. We soft wash at low pressure and do not lift coating.
I am two blocks from the ocean. Why does my house get dirty differently than my friend's out west?
Salt. Airborne chloride settles on walls, roof, cage frame and glass daily, holds moisture against the surface, and works on aluminum fasteners and reinforcing steel over time. Inland the problem is purely biological. Practically: island properties want a shorter wash cycle and a more thorough rinse.
Do you work with 55+ and condo associations in west Delray?
Yes, and it is a large part of what we do. Association work is priced per building, scheduled on a standing rotation rather than call-by-call, with a certificate of insurance on file before anything starts. If your board wants a walk-through and a per-building number for a budget meeting, that is the normal way this begins.
Can you clean our restaurant patio on Atlantic Avenue without shutting us down?
That is how it is done. Overnight, after close, dry and reset before service. Patio work needs degreasing handled with the algae removal rather than after it, or you clean off the green and leave a grease outline. Awnings are soft washed, never wanded.
