Why Greenacres roofs get dirty faster than the house next door

The black streaking on a Greenacres roof is Gloeocapsa magma, a cyanobacteria rather than dirt or mold. It arrives airborne, settles on a roof that stays damp, and feeds on the limestone filler in asphalt shingle and the porous surface of concrete tile. Three things about this city move it along faster.

Density. Greenacres has roughly 17,000 dwelling units in six square miles, and more than half share a wall with something. Attached housing sits close together, casts shade on itself, and cuts the airflow that would otherwise dry a roof plane by mid-morning. The end unit of a villa run dries first. The interior units dry last, and they streak first. Walk your own building and you will see it.

Canopy, and the wrong kind of it. Greenacres has been a Tree City USA since 1992, and the older sections carry forty years of growth. The city's landscape code steers new planting toward live oak, slash pine, gumbo limbo, sabal palm and bald cypress, and keeps black olive, ficus and eucalyptus off required planting lists except by approval. The streets planted before those rules settled still carry the trees the code now discourages, and those are the streets with the staining problems. Black olive drops fruit that leaves a rust-brown mark on concrete people assume is permanent. Slash pine drops needles that pack into roof valleys and gutters and hold water against the deck all season.

Low, flat and wet. This land sits about sixteen feet above sea level and does not drain quickly. It was platted out of wet flatwoods — the same ground the county left as pine and lake at Okeeheelee Park, just west of here — which is why so many subdivision names here are Pine Ridge, Pine Country, Pinewood Lake and The Pines. Overnight humidity settles and stays, and a roof plane facing a retention lake or an interior courtyard holds it hours longer than one on a corner lot. Golf frontage does the same: the fairway planes at Palm Beach National hold overnight irrigation humidity until mid-morning.

We treat all of it with low pressure and let the chemistry work. Pressure on concrete tile breaks the surface glaze and lifts the color coat. Pressure on asphalt shingle strips the granules, and the granules are the roof. Once a shingle roof has been blasted you have shortened it by years, and there is no putting granules back.

Your landscaping is protected before anything is applied, not cleaned up afterward

Greenacres lots are not large, and the beds are usually right up against the wall being washed. That changes the setup, not the standard.

Where the building has gutters, the solution is captured at the downspout into collection bags, so it never reaches the beds. Where there are none, the property gets tarped and a ground technician wets everything down ahead of the work: plants, walls, windows, anywhere wind could carry mist. On attached housing that includes the neighbor's side of the line, because on a shared wall there is no real separation between your bed and theirs.

Flowering plants get tarped either way. Hibiscus, bougainvillea, ixora and orchids are sensitive enough that we cover them even when gutters would have handled the runoff.

Half a roof: the Greenacres problem nobody warns you about

If you own a townhome or a villa in Greenacres, you almost certainly do not own your roof outright. The deck runs continuously across two, four, six, sometimes ten units, and the line where your unit ends is a line on a survey, not a line on the roof.

Here is what nobody tells you before you write a check. Cleaning your share of a shared roof looks worse than leaving it alone. Not slightly worse. Visibly worse from the street, because you have drawn a hard vertical edge across a continuous roof plane with clean on one side and thirty years of staining on the other. It reads as damage, and the person who paid for it is the one who gets asked about it.

You cannot solve this by feathering the edge. Soft washing works by killing the organism, and the organism either dies or it does not. There is no gradient. Wherever the solution reached, the roof goes clean. Wherever it did not, the roof stays dark. Anyone promising to blend that line is telling you what you want to hear.

There is a second problem underneath the first. On a shared plane the rinse runs downslope. If your unit sits uphill of your neighbor's, some solution reaches their section whether anyone intended it or not, and now their roof is patchily treated and looks worse than untouched.

So the honest answer, and the one that costs us work: on a shared roof, the job is the whole run or none of it. If you call about your unit alone we will tell you that before we quote it, and tell you who has to authorize the full run. Usually that is the association. Sometimes it is three neighbors agreeing to split it, which is faster than a board meeting and works fine on a short run.

We would rather lose a single-unit job than take your money for something you will regret from the driveway.

Driveways, pavers and sealing

Greenacres driveways are mostly concrete, because most of this city was built when concrete was what you poured. A 1980s drive cleans on a rotary surface cleaner, which is the only way to get an even finish. A wand held freehand leaves zebra striping that stays visible for two years, and that is what you are buying if someone shows up without a surface cleaner.

Brick pavers turn up on the later builds and on retrofits people paid for themselves. They clean well, and the joint sand comes out with the dirt. That is physics, not damage. We tell you before we start whether re-sanding is included or priced separately.

Villa and townhome driveways follow the same rule as the roof: one cleaned pad in a row of six looks like a mistake, and a run costs each owner less.

On sealing, we will say the thing most companies will not. Most Greenacres concrete does not need it. Sealer earns its money on pavers, where it holds joint sand through storm season and blocks the tannin and black olive staining that otherwise soaks in. On plain concrete it is cosmetic, it has to be maintained, and on an uncured surface it will cloud.

Almost every house in Greenacres is CBS block with stucco and a painted finish over it. That gets soft washed. Low pressure, cleaning solution, rinse. High pressure on stucco drives water behind the finish and you find out six months later when the paint blisters and a patch of wall lets go.

What we watch on a Greenacres house wash: soffit vents, because water driven up into a vent ends up in the attic; light fixtures, outlets and A/C disconnects; older aluminum window frames, which leak if you push water at them; and the north and east walls, where the mildew lives. The street-facing wall usually looks acceptable. It is the shaded side, the wall behind the enclosure, and the narrow gap between buildings that are green.

That gap deserves its own note. On attached housing there is often three to six feet between one building and the next, permanently shaded and permanently damp. It is the dirtiest surface on the property and the one nobody quotes, because nobody walks back there. We walk back there.

Paint age matters. On a house not repainted since the 1990s the finish is chalked, and there is a limit to how clean it will come. We tell you where that limit is standing in your driveway rather than after taking a deposit.

Pool decks, patios and screen enclosures

An enclosure cuts airflow and holds moisture, so the deck under it grows a thin biofilm that is slick well before it looks dirty. If your deck is slippery after rain that is algae, and in a city with this many 55+ communities it is a fall risk rather than a looks question.

Decks here are usually Kool Deck, plain concrete or pavers. Kool Deck is the one people destroy. It is a thin textured topping and pressure lifts it off in sheets, so it gets soft washed, full stop. Once it is blown off, the repair is always visible.

We clean the cage frame and screening as well. Aluminum frame oxidizes into a chalky gray film, and screens hold a biofilm that cuts light and airflow long before anyone would call them dirty. On community pool decks this belongs on a schedule rather than a call-when-it-looks-bad list.

Sidewalks, swales, and the letter that actually shows up

Greenacres runs a property maintenance code and does enforce it. But most homeowners here hear about a stained driveway, a mildewed wall or a dirty roof from their association long before they hear anything from the city. With so much of Greenacres under an HOA, POA or condominium association, that letter arrives first, and it usually carries a fixed window to correct.

Swales are the drainage cut between sidewalk and street. On this flat, slow-draining ground they hold silt and stay damp, and they are the first thing a drive-by inspection notices.

Villa and townhome community work

This is the work Greenacres actually needs, and it is different from washing one house.

River Bridge is the clearest example. It is a master-planned community of 1,134 homes, permitted in 1983 and selling from 1985, containing single-family homes, villas, townhomes and condominiums, organized as nineteen separate "Islands" — Crosswinds, Egret Nest, Egret Point, Hammocks, Harbour Pointe, Mediterranea, South Cove, The Landings, Windward Isle and the rest — each separately managed, all under one master property owners association. If you live there and want your roof cleaned, the question is not what it costs. It is which body has to say yes.

We ask that first. The island sub-association usually controls the roofs and exteriors of its own buildings. The master association usually controls common areas, entry features and perimeter walls. Sending a quote to the wrong one costs a board cycle, and a board cycle here is a month.

The same structure repeats at smaller scale all over — Pine Ridge North and South Villages, Park Pointe, Dudley Villas, Verona Palms, Lucerne Lakes, Countrywood. Different names, same shape: a run of attached units, a shared roof plane, a shared wall, and an association that has to authorize the whole thing.

How we price it. A run of units is quoted as one job with a per-unit number, not as six separate jobs. Setup, water, protecting the beds, tarping and drive time happen once no matter how many units get done, and that is where the cost lives.

How we schedule it. A full run is staged building by building so residents are not all blocked in on the same morning, with notice ahead of each section. Cars get moved once. On 55+ communities we start mid-morning rather than at first light.

And the thing no bidder wants to tell a board: not every building needs doing this year. On a run of twenty, the shaded ones are two to three years ahead of the rest. We will walk the property and tell you which can wait, because a board that trusts the assessment is a board that calls back.

Commercial, sports courts and post-construction

Greenacres' commercial life runs along Lake Worth Road, Forest Hill Boulevard, Jog Road, Tenth Avenue North and Military Trail — strip retail, medical offices, restaurant plazas and the HOA clubhouses behind them. Plaza work is scheduled after hours so the lot is empty and nothing is dripping near a customer, or put on a standing semiannual schedule. Dumpster enclosures and the pad around them are quoted separately, because they need degreasing rather than washing.

Sports courts at community clubhouses are their own job. A tennis, pickleball or basketball court is an acrylic coating over a slab, and the coating is the entire asset. High pressure lifts it. Courts want soft washing about every six months here, and algae on a court is a traction question.

Post-construction covers the townhome infill going up around the city: the dust, mortar splatter and adhesive a builder's final clean does not touch.

When to schedule

October through December is the right window for most Greenacres properties. Dry season is starting and the surface stays clean longer.

For association work the window is earlier, and the reason is procedural rather than seasonal. A community-wide run has to be in front of the board by late summer to get a fall schedule, because most boards here meet monthly and a proposal that misses a meeting waits a month. Communities that budget exterior cleaning annually instead of treating it as an emergency get better pricing and better dates.

On shingle roofs here, plan on roughly every two to three years before streaking is visible again. Concrete tile runs closer to eighteen to twenty-four months. Interior units, lakefront planes and anything under heavy canopy run faster. Driveways and pool decks go annually, or every six months under pine or oak.

I own a townhome. Can you just clean my section of the roof?
We can, and we will tell you not to. A shared roof plane cleaned partway leaves a hard vertical line between clean and dirty that reads as damage from the street, and there is no way to blend it. On a shared roof the job is the whole run or none of it. Tell us your building and we will tell you who has to authorize it.
Who authorizes a community-wide cleaning, the master association or my sub-association?
In most Greenacres communities the sub-association or condominium association controls the buildings and their roofs, and the master association controls common areas and perimeter walls. Will soft washing damage my shingle roof?
