Why the housing mix here matters for cleaning

Royal Palm Beach was developed over a long stretch of time, and the housing stock reflects that. The oldest neighborhoods date to the late 1960s and 1970s. The bulk of the single-family homes went up in the 1980s and 1990s. Newer HOA communities filled in through the 2000s and into the 2010s. That range of build eras means the surfaces we work on vary significantly from one street to the next — and that variation matters more than most homeowners realize.

A concrete tile roof installed in 1985 is not the same surface as one installed in 2010. The older tile is more porous, the surface glaze has weathered, and the algae has had decades to establish. An asphalt shingle roof from the 1990s has lost most of its granule protection and cannot tolerate any meaningful pressure at all. A paver driveway that was sealed twenty years ago and never resealed has open joints and a surface that absorbs staining differently than a freshly sealed one.

Soft washing is the only method we use on roofs

Every roof in Royal Palm Beach gets soft washed. That applies to barrel tile, flat concrete tile, and asphalt shingle. The method does not change based on the age of the roof — if anything, older roofs need it more, because the surfaces are more fragile and the staining is deeper.

On asphalt shingle, pressure washing strips the granules off the surface. The granules are the UV protection and the weather barrier. Once they are gone they do not come back, and the mat underneath degrades quickly. On a shingle roof from the 1990s that has already lost some granule coverage, any meaningful pressure accelerates the damage. We do not offer it.

On concrete tile — barrel or flat — high pressure breaks the surface glaze and lifts the color coat. On older tile it can crack the body of the tile itself. The soft-wash solution kills the algae at the root, the roof rinses clean, and the result lasts eighteen to twenty-four months on tile and two to three years on shingle, depending on canopy and water exposure.

If a company quotes you a pressure wash on your roof, that is the end of the conversation. It does not matter how low the price is.

Assessing the surface before choosing the method

The same principle that applies to roofs applies to every surface we clean. Before we quote a job, we look at what we are working with. On a house wash, that means checking whether the stucco is original or a recent recoat, whether the paint is chalked, whether there are open cracks that will admit water under pressure, and whether the window frames are original single-pane aluminum or newer vinyl. Each of those conditions changes how we approach the job.

On a driveway, we look at whether it is concrete or pavers, how old the surface is, whether it has been sealed and when, what type of staining is present — organic, rust, or both — and whether the joints are intact. A paver driveway with open joints and no sealer needs to be re-sanded after cleaning. A concrete driveway with deep organic staining needs a longer dwell time than one with surface algae. On a screen enclosure, we check the age of the framing. Original aluminum framing from the 1980s and 1990s is thinner and more brittle than newer material. It cleans the same way, but we use lower pressure and take more care around the joints. Newer framing tolerates more. We do not run the same pressure on a forty-year-old cage that we would on a ten-year-old one.

This is not complicated. It is just paying attention to what is in front of us rather than running one recipe on every property.

Lakefront and canal-front lots

Royal Palm Beach has lakes and canals throughout, and a significant number of homes have direct water frontage or sit one lot back from the water. Those properties carry a higher humidity load than inland lots, and the difference shows on the roof and the walls.

A roof that faces east or north over open water stays damp until mid-morning even on a clear day. That is the window when algae does most of its work. The back of the house on a lakefront lot is usually the dirtiest wall on the property. It faces the water, gets the most humidity exposure, and is the wall that gets skipped when someone does a quick front-only wash. We do not skip it. On a canal-front lot, the seawall cap and the concrete around it also accumulate staining from both sides — algae above the waterline and mineral deposits below. We clean those as part of the job when they are accessible.

Driveways and walkways on larger lots

Lots in Royal Palm Beach are generous by South Florida standards, and the driveways reflect that. A long paver driveway with a wide apron and a walkway running to the front door is common here, and cleaning it properly takes more time and more equipment than a standard suburban driveway.

On sealing, we will say what most companies will not. Sealer earns its money on pavers — it holds joint sand through storm season, blocks tannin and organic staining from soaking into the joint, and makes the next cleaning easier. Pool decks and screen enclosures

Screen enclosures in Royal Palm Beach range from original cages installed in the 1980s to newer structures built in the last ten years. The cleaning approach is the same — frame and screening both get cleaned — but the pressure and technique differ based on the age and condition of the framing.

Original aluminum framing from the 1980s is thinner and more brittle than newer material. It is also more likely to have oxidized into a chalky gray film that looks like it needs aggressive cleaning but actually responds well to a low-pressure soft wash. Pushing too hard on old framing at the joints can crack the welds. We do not do that.

Pool decks here are typically Kool Deck, travertine, pavers, or plain concrete. Kool Deck is the one people destroy. It is a thin textured topping and pressure lifts it off in sheets, so it gets soft washed, full stop. Once it is blown off, the repair is always visible and never quite matches. Travertine and pavers clean well with a surface cleaner at the right pressure setting. Plain concrete tolerates more pressure than any of the others.

An enclosure cuts airflow and holds moisture, so the deck under it grows a thin biofilm that is slick well before it looks dirty. If your deck is slippery after rain, that is algae, not just wet concrete.

House washing on a mixed housing stock

Most houses in Royal Palm Beach are CBS block with a stucco finish and a painted exterior. That gets soft washed — low pressure, cleaning solution, rinse. High pressure on stucco drives water behind the finish, and you find out six months later when the paint blisters and a section of wall lets go.

The variation in housing age creates variation in what we find on the walls. On a house from the 1970s or early 1980s, the stucco may be original, the paint may be chalked, and there is a limit to how clean it will come. What we watch on every house wash regardless of age: soffit vents, because water driven up into a vent ends up in the attic; light fixtures, outlets, and A/C disconnects on the exterior wall; window frames, which vary significantly in age and condition across this village; and the shaded sides of the house — north and east walls — where the mildew lives. The street-facing wall usually looks acceptable. The back wall and the narrow sides are where the real work is.

HOA communities and maintenance standards

Sidewalks and swales in Royal Palm Beach accumulate organic staining and algae growth at the same rate as driveways, and on lakefront or canal-adjacent lots they also pick up moisture from the water. A clean driveway with a green swale in front of it still looks neglected.

Packed pine needles are the worst of it. They compress into a felt-like mat that holds moisture against the fascia and the deck edge, and they do not come out with a blower. They have to be pulled. We clear gutters by hand where the debris is packed.

Gutter faces — the exterior of the gutter channel — streak with algae the same way a roof does, and for the same reason. We clean the face as part of the job, not as an add-on. Downspouts that are blocked by packed debris back up during heavy rain and overflow at the fascia, which feeds mildew growth on the wall below. Clearing the downspout is part of the gutter job.
