The Work Happens Around People
A residential property can be empty for a few hours. A medical facility, park, or occupied commercial building can't. That shapes everything:
- Scheduling around operations. Early morning, overnight, or weekend work so entrances, walkways, and parking stay usable during business hours.
- Advance notice. Tenants, staff, and visitors need to know what's happening and when, particularly where walkways will be temporarily wet or closed.
- Phased work. Large properties get done in sections so no area is fully inaccessible.
Safety and Access
Commercial work carries requirements residential rarely does — coordinating with facility management, meeting site-specific safety requirements, working around vehicle traffic and pedestrian paths, and protecting landscaping, equipment, and vehicles near the work.
Certificates of insurance are typically required before work begins, sometimes naming the property owner or management company as additional insured. Worth confirming your contractor can produce that before scheduling.
Scale Changes the Approach
Larger properties mean water source and volume planning, longer hose runs, and equipment staging that doesn't block access. Consistency also becomes its own challenge: a partially cleaned building looks worse than one that hasn't been touched, so sequencing matters.

Recurring Schedules
Most commercial properties are better served by a set schedule than one-off calls. Quarterly or semi-annual keeps the property consistently presentable instead of cycling between clean and overdue, and scheduled work is easier to budget and coordinate around operations.
